Why a Chemical Wash Even Exists
A chemical wash is not just a thorough clean. It is a full strip-down of the indoor unit, designed to reach the parts a cloth and a vacuum cannot. Months of running in 80 percent humidity build up a sticky biofilm of dust, mould, and bacteria inside the coil fin gaps. That layer is invisible from the outside but it strangles airflow, fouls indoor air quality, and forces the compressor to work twice as hard for the same temperature. A chemical wash dissolves it.
Once you have seen the grey water that comes out of a 12-month-old condo unit, the value is hard to argue with.
Before the Technician Arrives
When you first message us, we ask for the unit HP rating, brand, age, and any symptoms you have noticed. The answers tell us whether to bring extra refrigerant, spare parts, or cassette-specific tooling. On the day, your assigned technician will WhatsApp you 15 to 30 minutes before arrival.
Plan for about 60 to 90 minutes per 1.0 to 1.5 HP wall unit. A full house of three or four units takes most of a half day. Stage 1: Protection and Dismantling
Shoes off at the door, drop sheets down. Chemical wash involves water, alkaline cleaning solution, and a pile of small components that will sit on the floor for the next half hour. None of it should touch your floor or furniture.

Power gets switched off at both the wall plug and the circuit breaker. We never start removing parts without confirming the breaker is open. Then the indoor unit comes apart in this order:
- Front cover and air filter removed
- Display ribbon cable carefully disconnected
- Blower fan (the long horizontal barrel behind the grille) pulled out
- Evaporator coil exposed
- Drain pan detached and lifted away
Every screw, clip, and small plastic part goes into a labelled container. Losing a single clip on an older Daikin or Panasonic unit can mean a trip to the supplier, so we are deliberate about this.
Stage 2: The Actual Cleaning
The blower, coil, and drain pan are submerged in a non-corrosive alkaline cleaning solution. This is the step that separates a real chemical wash from a quick wipe-down. Only an active solution can dissolve the biofilm trapped between the coil fins. There is no manual shortcut.
While the parts soak, the technician works on what stays mounted to the wall:
- Vacuuming the housing and electrical compartment
- Wiping condensation residue from the back panel
- Inspecting the copper piping and flare connections for leaks or corrosion
- Pressure-flushing the drain line to check for sludge
After the soak, the soaked components are hit with a high-pressure water sprayer. The grey water running off is the most dramatic part of the job. In a typical unit that has been running daily for a year, it starts out almost black and finishes nearly clear.
The cleaned parts are then sanitised with an antibacterial spray that kills the residual mould spores responsible for the musty smell most customers complain about. For households with young children or pets, we can switch to a non-toxic formulation on request.
Stage 3: Reassembly, Gas Check, and Handover
Components go back in reverse order:
- Drain pan reinstalled and levelled (this is critical, an off-angle pan creates the leak you booked us to fix)
- Evaporator coil refitted
- Blower barrel back in the correct orientation
- Display panel reconnected
- Front cover clipped on
- Clean filter inserted
Refrigerant pressure is checked next. Every chemical wash from us includes up to 10 kg of refrigerant top-up at no extra cost, so if the system is slightly low, the recharge happens here without changing the price. R22, R410A, or R32, whichever your unit takes.
Finally, the unit runs for at least ten minutes on Cool mode for a commissioning test. We verify four things before walking out:
- Vent air sits between 15 and 17°C
- Airflow is noticeably stronger than before the wash
- Water flows cleanly to the outdoor drain outlet
- No rattles, buzzes, or whistles from the reassembly
If anything is off, we adjust or redo that part of the job before signing off.
Shortcuts to Watch For
Not every “chemical wash” sold in the area is actually a chemical wash. Some warning signs that you are paying for something less:
- The technician finishes in under 30 minutes and never opens the unit beyond the front cover
- No alkaline solution or soaking step, just a spray and rinse
- The drain line is not flushed
- No commissioning temperature reading at the end
- No written record of the refrigerant pressure before and after

How Long the Results Last
A properly executed chemical wash buys you 9 to 12 months of clean operation in a typical Subang Jaya home, longer if the unit sits in a low-traffic guest room.
